Inside the app
What it does out of the box
22 connected functions on one schema across 3 user types. Everything below is in the template before a line of customisation.
Search
Filters that match how people actually search, over stock that is genuinely available rather than kept live to look busy.
Saved
Save and compare, with viewing status against each. The shortlist is the thing people come back to.
Portfolio
A landlord sees their own properties and the activity on them, which removes most of the calls a branch fields on a Monday.
Instructions
The agent’s listings with days on market and price history, including reductions. A reduction that quietly vanishes from the record helps nobody.
Viewings
The day in order, with feedback recorded at the property rather than remembered that evening.
Response time
Shown on every enquiry, because in this trade it is the number that converts and the one most agencies cannot report on.
User types
Three apps, one property.
A searcher, a landlord and an agent want three different things from the same record. The landlord view in particular is what stops a Monday morning of status calls.
Owner, the landlord
Sees their own properties, what each is doing on the market, and the viewings and offers against them without ringing the branch.
- Your properties and their status
- Viewings booked against each
- Offers and enquiries as they arrive
- Price history, including reductions
- No sight of other landlords’ portfolios
Tenant, the searcher
Searches, saves, books a viewing and tracks their own enquiries without chasing anyone by phone.
- Search and filter the real stock
- Save and compare properties
- Book a viewing against a real diary
- Track your own enquiries
- Alerts when something matching lists
Agent, the agent
Manages the listings they are instructed on, runs viewings from a car between appointments, and records feedback while it is still fresh.
- Your instructions and their status
- Viewings with the day in order
- Record feedback at the property
- Publish, reduce and withdraw
- Response time visible on every enquiry
The limits
What this is not.
The same list we give for every app in the catalogue, because the fastest way to a bad project is a promise made in a meeting that nobody wrote down.
It is not a portal and carries no audience
Listings appear where you publish them. Most agencies keep portal listings for reach and use this to own the enquiry.
It is not legal, valuation or agency advice
Contracts, disclosures, tenancy rules and licensing where you operate remain yours. We build to the process you confirm.
We do not process payments
Deposits, rent and fees run through your own provider and client account arrangements.
It is not a property management system
Tenancies, maintenance and rent collection are Property Manager in the business catalogue. This is listing and enquiry.
Questions
Questions, answered plainly.
If yours is not here, ask it on the call rather than guessing from a pricing page.
Can it feed our listings to the portals?
That is a standard integration in a fitted build. The usual pattern is that this holds the master record and syndicates out, so a price change happens once rather than in four places.
Does it handle lettings as well as sales?
They differ enough, tenancies, renewals, deposits, compliance certificates, that we scope which you lead with. Both can be in one build; neither should be assumed.
Why does it measure response time so prominently?
Because it predicts conversion better than anything else available, and because making it visible tends to change it.
Can landlords see their own properties?
Yes, and it is the feature landlords ask for most. They see their portfolio and nobody else’s, enforced per record.
Do I get the source code?
Yes. All three apps, API, schema, migrations and deployment configuration transfer on delivery.
