Why access is tracked separately
Most lapsed certificates are not forgotten, they are blocked - the tenant could not give access and nobody followed up. Tracking access attempts separately from the expiry date is what turns a lapse into something you can defend.
- Every access attempt is recorded with date and outcome
- Tenants are notified in writing, and the notice is retained
- Escalation starts 30 days out, daily from 7 days
- A certificate cannot be marked done without the document attached
- Renewal issues the new certificate to the tenant automatically
- Retained for the life of the tenancy plus the statutory period
